THE CAVE

Some Grand Views of the Cave

 

 

This small, 525 ft long cave has been a tourist attraction since 1893,
making this the oldest show cave in the Ozarks

 

  

  • Visitors are guided through the cave by audio headsets which inform them about chambers and rock formations.

  • This Tourism Cave, deep in the beautiful Ozark mountains, is situated on a lush 27-acre parcel of land which is situated on 70 acres of land.  Buy the cave with either the 27 acres or the whole 70 acres.

  • Forested with native hardwoods like oak, walnut, maple, hickory, and ash.

  • Easy access, there are ramps and stairs to get from the parking lot to the gift shop, and stairs and a nonstrenuous trail lead you through the cave.  However, the cave is not wheelchair accessible.  Lots of steps and inclines in it.

  • The road to cave and parking lot are paved. The on-property road is 2/10 mile long.

  • The Gift Shop does a great business and almost doubles the income from the Cave.

  • The net profit for the cave has increased every year over the past 5 years.

  • Since the cave has only one public opening, visitors exit the cave the way they entered.

  • The cave stays at an average temperature of 57 degrees Fahrenheit (13.8 degrees Celsius) year round.

  • The cool air from the cave keeps the shop cool, so no AC is needed. 

  • Since the cave has a large spring in it, the spring supplies the shot and restrooms with water.

  • A smaller, undeveloped cave, located above the commercial cave, can only be accessed by crawling on hands and knees for about 10 ft.  But the entrance can be enlarged for comfortable entry.

  • Open from March through October.

  • Closed from November through February (giving you a four-month vacation).  Of course, the new owners can change the days and hours the cave is open to tourists to anything they want.

  

OZARK CAVE PROPERTIES FOR SALE

 

This popular cave has a rich history, with the first recorded visit by a Civil War veteran, followed by bank robbers who stashed their loot while escaping their captors. Sweet cave spring water provided an important ingredient for the Moonshine once produced in this Cave.  And the still is sitting there to this day. That same year-round spring provides sufficient water for the entire complex.

  

 

The self-guided audio tour takes patrons through the cave, pointing out features of interest and telling its history. The tour generally takes a family about a half hour to one hour to complete. There are photo opportunities along the way, including our "Cave Man" where most visitors stop to take fun pictures of each other. The well-marked walkway is a combination of ramps and stairways and is fenced so no one can get off where they shouldn't be.

THE GIFT SHOP

The Gift Shop does a great business and
almost doubles the income from the Cave.

Once your customers have arrived for the cave experience, you can capitalize on their visit to make money with sales from your fully stocked Gift Shop. The sale price includes ALL gift shop inventory! This, by itself, is thousands of dollars in goods, ready to be sold and put profits in your pockets.

And, once you own this Cave, there are lots of other money making ideas you might pursue. Perhaps you will fix up the Free Museum and change it into a nice antique shop. Maybe you'll get some bottling equipment and sell authentic bottled Spring Water, which you have in abundance right here in the cave!

Why in the world would we be selling our cave that has been in the family for decades if it is such a cash cow? Well, everyone in this life gets to the age when it's time to think about retiring. If we had kids that would have been in line to inherit the Cave Business, we'd be passing it on to them. But, our misfortune in that regard is your golden opportunity. This Cave is situated on a lush 27-acre parcel of land, forested with native hardwoods like oak, walnut, maple, hickory, and ash. There is a natural spring on the property that produces enough water to supply all the needs of the cave business and residences. There is an additional cave on the property, not far from the Cave, which could also be developed into an attraction. It's just simply a beautiful place to call home. But, pictures are better than words!

There are two main buildings on the site, plus a two car garage (away from the main buildings). The (Currently Closed) Free Museum building is just uphill from the Cave Entry building and gift shop. Walking traffic from the parking lot to the cave goes right past the main entrance to this building. Here are pictures from inside, both upstairs where the museum was, and downstairs where an apartment occupies the lower floor. The upstairs could easily be fixed up and made into whatever additional money maker you'd like to turn it into. Antique shop? More gift shop? Rent it out to someone who wants to have a shop there to take advantage of the steady flow of tourist traffic?
